Buying Houses from Tired Landlords with Hoarder Tenants

At the end of the day, my job is to help people get rid of problem houses fast and as easy as possible. Some people I work with often are tired landlords, but something I see even more often are tired landlords that have “rented” their houses to family or friends at a discount or no cost in order to help that friend or family member. About 99% of these I see end with a destroyed house and broken relationships. 

I recently bought a house in the small town of Hamilton, AL. The seller called me looking to sell her house for cash with a quick close, so we talked for a while to figure out what we could do to help. Her situation wasn’t anything I haven’t heard. She needed to sell this rental house so she could purchase another house. Her cousin was the current tenant. He had fallen on hard times and she was letting him stay in the house until he could get back on his feet. 

As far as she knew, he was taking care of the house and all the repairs needed were “cosmetic”. She thought some paint and updated flooring would make it as good as new…until she went to the house to send me some photos. She called me crying and exclaiming that it was a disaster.

Her cousin was a hoarder of garbage….and yes, I mean trash. It wasn’t a pleasant sight. The floors were hidden beneath piles of trash, there were animal feces all over the house and the worst part was he had urinated in plastic bottles and piled them up in the basement (first time seeing this)…and I’m talking about a 15 yard dumpster’s worth. So, there was a little bit more to do than just paint and floors.

Luckily for her I’ve dealt with these types of houses a few times. I started my due diligence, got my inspection report and negotiated a price with the seller that worked for me but, more importantly, helped her get what she needed to buy her new house. She knew she couldn’t sell this on the market, so she was happy to work with me providing a quick easy close. She was so happy to work with me she actually cleaned out the house before we closed (she forgot the pee bottles).
